Just what I needed. My outdoor Simmons frost-free spigot was leaking (very small leak) underground. I did NOT want to dig down and deal with a leak. Didn't have to. The rubber tip at the bottom of the interior plunger rod had gone bad after a number of years. Unscrewed everything (tutorial on youtube) and replaced the damaged rubber tip. It did not work for me, but I gave it 3 stars because they refunded it, or Amazon did, without question. The problem I had is the rubber foot is not very durable and it was damaged by the hard water deposits I could not see until I tore the entire spigot out of the ground. Everything went great until I turned the water on and it had a constant leak. tried to pull it back out but something had gone wrong and could not. So once torn out and opened the bottom end found the rubber foot had torn and twisted so it could not be removed without tearing completely off. Brand new one installed and the issue was fixed.
